Important Billing Notice
This Rental Agreement (“Agreement”) is made between Oregon Junk Busters LLC (dba PDX Dumpster), hereafter referred to as “Owner,” and the “Renter.” Please note that all financial transactions, including deposits and final waste fee invoices, will be processed and billed by our parent company, OJB Solutions.
1. Rental Period
The rental period begins on the date of delivery and ends on the actual pickup date.
2. Rental Fee & Payment
Renter agrees to pay the initial rental fee specified at the time of booking plus solid waste disposal fees at actual cost ("Waste Fees"). Payment for the dumpster rental is due prior to delivery (“Deposit”) and a subsequent payment is required for all Waste Fees. All payments are processed by OJB Solutions.
3. Delivery and Placement
Dumpsters will be placed at approved private property locations provided at time of booking. Renter agrees to place the dumpster on a solid, stable, and level surface, such as concrete, asphalt, compacted gravel, or another suitable material capable of supporting the dumpster's weight. Owner is not responsible for any damage to driveways, sidewalks, curbs, lawns, or other surfaces resulting from the placement, use, or removal of the dumpster.
By accepting delivery, Renter assumes full responsibility for any damage to the placement area and surrounding property. Owner reserves the right to refuse placement on surfaces deemed unsafe or unsuitable. If an alternate placement location is required, additional fees may apply.
4. Liability Waiver
Renter agrees that Owner is not liable for any damages to the property or surrounding areas during the rental period. Owner is not liable for any damage to property resulting from the delivery, placement, or removal of the dumpster. Renter assumes full responsibility for any damage caused by the dumpster.
5. Damage to Dumpster or Theft
Renter may not fill the dumpster with more than 3 tons (6,000 lbs) of waste. Renter is liable for any damages to the dumpster during the rental period. Renter agrees to pay for repair or replacement costs at no less than $250 if the dumpster is returned in damaged condition. If the dumpster is damaged beyond repair or stolen, the full replacement cost of $7,000 shall be assumed by the Renter.
6. Acceptable Use & Prohibited Materials
RENTER SHALL NOT PLACE HAZARDOUS MATERIALS INTO THE DUMPSTER.
Prohibited items include but are not limited to: Batteries, Paints, Fuels/Oils, Chemicals, Refrigerators/Freezers, Hot Water Tanks, Medical Waste, Railroad Ties, Asbestos, Propane Tanks, and Tires. No more than 1 yard of dirt, rock, or concrete is allowed in mixed-waste rentals.
Asbestos: In accordance with Metro Transfer Station rules, asbestos lab test results are required for C&D waste from all commercial structures. Owner is not obligated to remove contents if such results are not provided.
7. Building Materials & Asbestos Testing
All building materials must have an asbestos abatement test performed prior to rental. Renter shall provide documentation certifying results contain 1% or less asbestos by weight for materials including interior walls, ceilings, plaster, stucco, flooring, insulation, roofing materials, and various compounds.
8. Indemnification
Renter agrees to indemnify and hold Owner harmless from any claims, damages, or losses arising from the use of the dumpster during the rental period.
9. Warranties & Authority
Renter warrants that they have full authority to place the dumpster at the provided address and have complied with all obligations under this Agreement.
10. Governing Law
This Agreement shall be governed by the laws of the State of Oregon.
